There are three ways for appraisers to generate a certified appraisal:

  • A cost approach takes into consideration what it would cost to build an identical structure to your home, subtracting value depreciation and adding land value.
  • A direct comparison approach is based on the theory that an informed buyer would pay no more for a property than the cost of acquiring another existing and equivalent property.
  • An income approach is based on the theory that value is the present worth of the income stream which the property is capable of producing when developed to its highest and best use.

This is different from a realtor market evaluation which will use active, sold, conditionally sold, expired and cancelled properties to evaluate your home.
